How the estimate works

Price per clean = hours × hourly rate + supplies, rounded up to the next $5. The hours come from these assumptions:

  • Standard clean by area: one cleaner covers about 600 sq ft per hour.
  • Standard clean by rooms: 1 hour for kitchen and living areas, plus 0.5 hour per bedroom and 0.75 hour per bathroom.
  • Type of clean: deep clean ×1.75, move-in/move-out ×2.
  • Recurring visits take less time: weekly 80%, every two weeks 85%, monthly 90% of a one-time standard clean.
  • Minimum visit: 2 hours. Hours are rounded to the nearest quarter hour.
  • Hours are cleaner-hours: a two-person team finishes in about half the time, but the labor to price is the same.

Frequently asked questions

How do cleaning companies price their services?
Most cleaning businesses start from time: how many cleaner-hours a home takes, multiplied by an hourly rate that covers wages, travel, insurance, and profit, plus supplies. They then adjust for the type of clean and how often they visit, and round to a flat price per visit so clients see one simple number.
How long does it take to clean a house?
It varies with the home’s condition and the cleaner, but this calculator assumes one cleaner covers about 600 square feet per hour on a standard clean, with a 2-hour minimum. A deep clean takes about 1.75× as long and a move-in/move-out clean about 2×. Time a few of your own jobs and adjust your rate if you are faster or slower.
Should I charge by the hour, by square foot, or a flat rate?
Clients generally prefer a flat price per clean, but you should build that price from your time. Estimate the hours from square footage or bedrooms and bathrooms, multiply by your hourly rate, and quote the result as a flat rate. Re-quote if the home turns out much bigger or dirtier than described.
Should recurring cleaning clients get a lower price?
Many cleaners charge recurring clients less per visit because a home cleaned regularly takes less time. This calculator models that as time saved: weekly visits take 80% of a one-time clean, every two weeks 85%, and monthly 90%. Recurring clients are also steadier income, which is worth a small discount.
Can I bill recurring cleaning clients automatically?
